A 3 star Hotel that has 5 star service.”
2 nights turned into 4, which turned into 7. It is just across the street from the beach and thus prices are fantastic. Breakfast is made to order each morning and a spread of more food than you need is served. The rooms are large and spacious, modern as it just opened and the swimming pool is clean. Grounds are well kept and the staff is fantastic! Cleaning staff still could work on their English, but there is always someone available if necessary. I highly recommend Ayeyarwady. The investment is from Yangon not foriegn so the money stays in the country if that is important to you, and one of the investment managers was their and personally greeted us and inquired about our stay. There was a going away party for a woman who had worked for the hotel group for 15 years and we were invited to join with food, cake, etc.

NOTE: The hotel comes up as being in Ngwesaung Beach when you search when in fact it is in Chaung thar, quite a distance away and on a different bus route. The beach isn't very clean at this location though a few kilometres north it is and deserted also. The swimming pool is very nice if they can keep it clean. A difficult task when the locals swim in their clothes. The hotel is working on educating them by providing swimsuits. The staff is very welcoming and helpful at all times. The cleaning staff do need to improve to international standards if they want to attract more foreigner clients. This beach town caters to the Myanmar middle class and international food choices are lacking. If you want to step off the beaten path and mingle with the locals this is a good choice. If you are looking for more of a location that caters to the international traveler, go elsewhere.

Clean, quiet and convenient hotel for families”
Pros: Clean hotel with friendly staffs who are never hesitate to provide services with smiles :) clean and spacious rooms with reasonably big swimming pool. Conveniently located near town center, so walking distance to everywhere Cons: No direct beach access. But, again, who care since only a couple of minutes walking distance.

- WIFI was very slowly + Swimmingpool, housekeeping twice a day, everyday new towels and waterbottles... + breakfast buffet very good and variety (local food and toast, fresh made omletts and eggs) + very nice and friendly and helpful stuff -> rent a motorbike from the street and go to the northern beaches, much nicer than the main beach (f.e. D&w, coral)

I was booked 03 rooms in your property. i was stay in room 101 the safe was locked before i check in the staff say he also don't know how to open it and WiFi also weak. The breakfast is buffet type and many options to choose. The staffs are friendly. Swimming Pool is nice but need to take out upper cloth for guy and need to change the swimming suit for the lady if you don't have swimming suit , you can loan from them and chargeable 1000 Kyat .

This hotel has an identity problem, is it a hotel where guests pay for a room in turn, the guest is made to feel as comfortable as possible. Or is this hotel a nightclub located on the second floor where thumping music reverberates up through the floors above and surrounding rooms. After very hot days sightseeing, you want to come back relax perhaps watch a movie. Instead, you have to listen to thumping music until they decide you can go to sleep by deciding when to stop. I did complain to reception but it went straight over their heads. I certainly would not recommend this hotel.
