    “Very good”

Nice and clean. Only 2 cars can get on the drive. No one to greet, you just phone a mobile number to get the entry code and are told to get the room key from a small basket in lobby, bit different but it works so no problem.

    “Overnight stay”

The house is on the main road into the city, near the rugby ground, with excellent transport links, however when we arrived, we were "upgraded" to an ensuite room, unfortunately, the room door could not be locked from the inside as the mechanism was broken, and the room generally was in need of some maintenance and repairs. The worst part was the mattress, springs could be felt through it and there were only 3 pillows on a double bed, which made for an uncomfortable night. There are no staff on site so as we were only there for one night and back from the ciry late, we didn't raise it. While this was the cheapest I could find on Easter weekend, and we were upgraded to a more expensive room on arrival, it wasn't worth what we paid in my opinion, stayed in much better places for the same or less money, with breakfast included.

    “Very good guest house”

Booked for 2 nights, room was fine , mattress very comfy, would have been good to have a hook somewhere for my damp towel. Also, a bit more attention to bathroom. But friendly manager, nice room and had a fantastic visit to Edinburgh and surrounding areas.
