The room is spacious and clean. The location is near Canal city. The check in place is about 10mins from hakata station and about 15mins walk to the stay.,

Great Price and facilities, a bit far from Hakata station ”
What I liked about this residence hotel was the facilities and cleanliness. I booked 2 rooms (total 4 people) for my family. Each room is big and spacius compared to other Japan hotel I have ever been. The hotel provided matress which was comfy. The heater worked very well. There was the heater on the floor as well. The room has a bath, shampoo, soap and also washing machine. I love that. The price was reasonable and cheaper compared to other hotels during autumn season. Hakata 11 is near Canal City!! What I need to remind you: The check in place was different location from the hotel. Please go to the check in place first. The check in time is a bit late. You can check in from 5.00 PM. You can leave some bags but hotel charge for 500 yen each. I took taxi from check in reception to the hotel. However, I just found out that the hotel provided shuttle bus to send you guys to the hotel (Please check the bus time with the reception, I think every 1 hour).

Everything is great except the check in process”
Superb location 6min walk from canal city, spacious room, good in-room facilities (toilet, shower, washing machine, kitchenette)... Everything is great EXCEPT the check in process that requires u to go to another location 700m/9min wall from hakata station— seemingly near but rly tiring with luggage, just to check in and collect the keys, and then make another 18min walk (in this case we took a taxi) to the residence itself. Very troublesome... took a lot of time and effort. Also, u can only enter your room after 5pm on check in day which is quite late.. hence had to do luggage storage either w the check in counter place or to find your own coin lockers at hakata station or canal city..

Why provide stove if NO cookwares n knifes is provided. Most important NO Kittle for hot drinks. As a foreign visitors, it’s quite helpless as we have no phone, thus cannot contact the hotel for any issue when we arrived the room.

This is a very nice apartment with TV, fridge, washing machine in a new building The location is OK walking distance from Hakata station. Check in is a bit complicated for same day booking since you need to visit their office at a building closer to Hakata Station. If you book in advance its seemless. If yuu book same day, you need to call them and find their office.

Booked a room for 3 people - bed not put out for 3rd person, no WiFi ”
Booked one room for 3 people, another for 2 people, didn’t put the bed out for 3rd person and charged more when the rooms for 2 were the same size as those for 3... the table in the room was large and had to put it on the balcony to get the bed down in the room. No WiFi in this day and age and considering price not acceptable. Check in place different to that of hotel location (read reviews and therefore always aware of this one!) Good points - very clean and new room. Good space for 2 with kitchen and washing machine for clothes.

If I was aware of the way how to check in here, I would not choose this hotel. I think I never saw the informations about but only got the mentions thru e-mail just few weeks before. If you guys are strong enough to carry all stuffs to reception desk or hotel, you can choose. And you can pay additional money for carrying your bagages(one for 1000yen maybe..), you can choose. We payed 4 adults exactly to one room, but the room still can not afford for that numbers. Narrow, small, and cold in winter. I would go to "air bnb" rather to go here. They can not respond your requests directly, cos they are too far away. And there is spooky place next yours, I would not tell what it is. If you want to know just go there.

VERY DISAPPOINTING. We found that "OUR ROOM" WAS OCCUPIED when we arrived the hotel and WE COULD ONLY STAY IN ANOTHER HOTEL. We have scheduled for a room cleaning service, but no one showed up during the whole time. We booked a hotel room at the Residence Hotel Hakata 11 for the period from 9 June 2018 to 14 June 2018. We arrived at the receiption (which was around 15 mins away from our hotel) at around 8pm. According to the receiptionist, the key should be placed in the key locker which locates at the entrance of the hotel. As instructed, we went to the hotel and opened the key locker, however, no key was found. It took us a few moments to borrow a mobile to contact the receiption, the receiption kept us waiting to check their records. Around half an hour later, a hotel staff came and went up to the hotel room to understand the situation. He came back in around 20 mins, and told us that we could only stay in another hotel. He then brought us to the other hotel (which was around 25 mins away by foot). We could finally arrive at the Residence Hotel Hakata 12 and check in at almost 10pm. We originally planned to have our dinner after checking in, but all restaurants were closed at 10pm, and we could only get some food from the convinence store near by. The poor arrangement was unacceptable that it wasted our time on that day, as well as our time and money during our whole trip. The original hotel which we booked is located next to the Canel City (shops nearby are opening till late night and some are even opening 24 hours). We spend most of our nights shopping and eating in the Tenjin area and the Canel City area (they are around 5-10 mins away from each other). The local bus services stopped early, we could not ride bus or trains at that time. We tried to walk from Tenjin back to our hotel in the second night, and it took us 45 mins. We could only go by taxi in the other nights, and it was really costly (costing us around 1,800 yen from Tenjin to the hotel ever

Not worth the stay”
Firstly I paid more than 5 times the usual price for the room as the booking was made last minute and during a holiday weekend. Location is quite far from Hakata as well requiring us to take a local bus. When we checked in, there was only 1 double bed when I have reserved the room for 3 adults. We had to set up our own mattress to sleep on the floor. Also there is no kettle in the room, just 1 that is at level 1 shared between all units in the same block. Given the high price I am paying, this is not the expected quality of stay. Will highly unlikely to be staying with the hotel chain again

立地条件は駅にも商業施設にも近く、コンビニもありすごくよかったです。ただ、フロントに説明書を渡されたのですが、古いのか今はないコンビニ名が書いてありわかりづらく、チェックインしてから宿泊する建物を探すまで時間はかかりました。 きれいな外観で中も綺麗な印象でしたが、TVのリモコンの電池が切れていて使えませんでした。 それと、組布団の敷布団に長い髪の毛がついていました。それ以外は綺麗で快適に過ごせました。 また宿泊したいと思います。

まず滞在ホテルと受付が別であり、かなり不便。 いちいちホテルからかなり離れた受付場所にいかなければならず、それによって、受付場所が大混雑。 受付の人も英語も拙く、海外組への対応に時間がかかり、かなり待たされる。受付はまさにカオス状態。。受付場所も分かりにくく、最悪。 チェックイン17時、チェックアウト10時の短い滞在時間はどうにかならないのか？ おそらく清掃員が各地にあるホテルを手分けして清掃しているため、清掃に時間がかかるのだろう。だから、チェックイン時間を遅らせているのだろう。 清掃も部屋は汚く、枕も臭い。髪の毛や汚れがかなり残る。有り得ない。 正直経営がキャパオーバーである。 五年もしたら、施設が老朽化し、この値段と不便さでは、商売できないだろう。もう少し利用者の目線に立った運営をした方が良い。 こんなに至る所に投資してマンションを建て、採算は大丈夫ですかね？？ かなり、怪しい。

3人で泊まったんですが、写真とは全然違う部屋で、セミダブルのベッド1つと布団が置いてありましたが、布団ひく場所がなくて大変でした。もう二度と泊まる事はないでしょう。スタッフの対応も悪かったです。
