Stayed in superior twin room, nice and spacious, clean, no noise heard. Staff friendly and helpful. A lift in hotel would have been a plus and a wee fridge in room, otherwise would recommend.
Booked this hotel because of the proximity to both the train station and Edinburgh Playhouse. There were lovely bars in the area (Broughton Street). The only issue I would see with this hotel would be the lack of lift. The room was on the top floor which meant we had to walk a few flights of stairs. Not a big issue for us but may be for others. Other than that - this place was excellent
We stayed in a “cosy double” below the ground floor. It was really quite cramped for two people to move around the room with luggage in there as well. Climbing over duffle bags to get round the bed. Everything was clean and smart. We enjoyed the novelty of the massive TV screen on the wall at the foot of the bed. The bed is not the most comfortable. It is a wire mesh construction, and you can sometimes feel the metal springs through the mattress. Having said that I actually slept well here. The room was dark and quiet at night. No issues with noise. Other than the bathroom fan is quite audible. Polite and welcoming staff. Could be more generous with the towels. More hooks to hang things on would be helpful. It would be a lovely room for one person with not too much stuff, or a short, stay for two with very little luggage.
I didn't realize when I booked but there is no lift. Which if you are on the top floor like we were can be a bit inconvenient. As such there is also no room service so you'll have to hoof it downstairs and back if you want anything. The breakfast was also typical of what most American hotels include for free but at~19 pounds ish. The rooms were nice, clean and the hotel was very quiet. Staff was excellent. If you're going to book just don't book on the top floor unless you're fit.

“Good location but overrated ”
Hotel is centrally located. Room was clean and building is quite nice. Bed was uncomfortable and mattress seemed pretty worn out. View out the window was a wall covered in fake foliage. I’m not sure about other reviews raving about the price point, because this was the most expensive hotel we stayed in during our trip and wasn’t the best by a long-shot. I’m not sure how a hotel can be rated 4-stars while offering lumpy mattresses and spotty wifi.
